A distinctive, targeted investment strategy
We follow an innovative Core-Plus, Value-Add strategy, targeting well-located office buildings in key cities including Paris, Milan, Rome, Munich and Berlin. Core-Plus deals involve relatively minor upgrades to improve the leasing potential of the property. Value-Add transactions require extensive refurbishment to create international-quality offices in sought-after districts.
Local knowledge and active management
Our teams based in Paris, Frankfurt, Milan and Madrid have deep experience and wide contacts in their home markets, enabling them to identify the districts and properties best suited to our Core-Plus, Value-Add strategy. After completion, they manage each asset closely, working with tenants and identifying the investment priorities to achieve our target rental yields and returns.
Extending our vision of sustainable finance to Real Estate
Environmental, Social and Governance considerations are central to our investment approach and to our value creation strategy. Our asset management integrates ESG criteria to improve energy efficiency of our buildings, limit their environmental impacts, and increase tenants’ well-being. We measure the carbon impact of each of our buildings and commit to transform them and align them with the objectives of the Paris Agreement. We transform these buildings to positively contribute to the environment and people of European cities now and in the future.

“1 immeuble 1 oeuvre”
In July 2021, Ardian Real Estate has won the award “1 immeuble 1 oeuvre” (1 building 1 artwork) from the French Ministry of Culture and Communication for its project with photographer Sacha Goldberger on the Renaissance building in Paris.
In July 2021, Stéphanie Bensimon, Head of Ardian Real Estate, was awarded the Real Estate Parity Award 2021 at the Pierres d’Or.
Ardian Real Estate received the IM award for the recent sale of the Konrad asset in Germany. Ardian Real Estate was distinguished in the investment category for this sale, which generated exceptional returns for its investors.
