    53,000sqm Pointe des Arts de l'Île Seguin project, located on the Seine in Boulogne-Billancourt, in close vicinity to Paris is one of Ardian’s largest property investments to date.
    The project is being co-developed with Emerige, a developer committed to urban transformation, and AOG, a private investment company. The large-scale development will create a fully integrated, mixed-use environment in the heart of the Vallée de la Culture and the ZAC Ile Seguin Rives de Seine developed by SPI Val de Seine Aménagement – a tertiary, leisure, tourist, and cultural zone, located close to the headquarters of major companies as well as to several public transports.
    Seguin is a mixed project designed as an ecosystem generating synergies with its environment consisting of 3 buildings:

    A 22,000sqm mixed-use building with a cultural focus designed by Catalan firm RCR Arquitectes (Pritzker Prize 2017) and French agency CALQ Architecture

    A 4-star hotel designed by the Austrian agency Baumschlager Eberle Architekten with about 230 rooms offering premium amenities in a prime environment for business and leisure customers

    An office building also designed by RCR and CALQ offering 16,000sqm of prime office space

    Ritterhof is an office and administration building, located at Ritterstrasse 11 in Berlin-Kreuzberg. Built during 1905 and 1906, the office complex is characterized by its historic industrial architecture, with reddish-black bricks and the white brick façade of its courtyards. The architectural monument is one of the few surviving historical buildings in Berlin’s former “export quarter”, or “Rollkutscherviertel” - named after the high-volume of horse drawn carriages once used to transport goods. The property consists of three courtyards, eight staircases and three covered passageways, with around 13,000 square meters of space available to rent. Ardian Real Estate will extensively refurbish the asset to offer contemporary office spaces tailored to tenants needs and aims significantly increase the energetic performance of the property.

    Project Tower is the second investment by Ardian Real Estate Europe Fund II in Spain. Built in 1993, the c.13,200sqm office building is located in Mendez Alvaro, a thriving and consolidated mixed office, residential and commercial area near Atocha train station and the M-30 inner ring road. The asset will be fully vacated by December 31st, 2022.

    The building has fifteen floors (ground floor and fourteen upper floors) and has c.225 underground parking spaces across four underground floors.

    Ardian Real Estate intends to carry out a full refurbishment of the building to transform it into a net zero carbon building.

    The office and retail property Q21 is located in Hamburg-Barmbek, a city quarter north-west of the city center and north of the CBD. It was constructed in 2012 and offers a total lettable area of c. 19,252sqm with 4-7 floors above ground, one underground floor and around 300 underground parking spaces. The building complex was constructed with two L-shaped building parts that can be operated individually from a technical point of view. The asset is currently 100% leased to 8 tenants. Hochtief is the sole office tenant, having most of the office space subleased. There are four retail tenants (supermarket, organic foods shop, drugstore, bank) and three gastronomy tenants on the ground floor. Q21 offers great accessibility via public transport, located 5min walk away from two subway stations. Ardian Real Estate intends to comprehensively refurbish the façade as well as common areas for the tenants’ wellbeing.

Built in 1992, the c.10,000sqm office building is located in a central urban area near AZCA, Madrid’s main financial district, and within the M-30 inner ring road. It is currently 100% leased to a single tenant, that has occupied the building for over 20 years.
    The building has five floors (ground floor and four upper floors) and has c.160 underground parking spaces across three floors. The large parking area is a clear differentiating factor with respect to other buildings inside Madrid’s urban area.
    Ardian Real Estate intends to carry out a refurbishment of the building, to adapt it to current market standards.
