    Europe's self-storage sector has expanded rapidly over the past decade, yet growth has consistently trailed underlying storage need for secure, flexible space. Around 4% of the European population now uses self-storage, and that figure continues to rise across both personal and commercial segments seeking additional square meters of storage space. Planning restrictions, scarce urban land and stringent zoning regulations act as barriers to new supply. This creates a market where quality storage provision and unit availability struggle to keep pace with need, and where well-positioned investors stand to benefit from sustained occupancy and long-term growth potential.

    Transaction volumes across the UK and Europe reached a record €1.2 billion in 2024, and scaled platforms valued above €1 billion are emerging.
